SoHi Building

The SoHi Building is located on the southeast corner of 27th and Wells in the heart of the 27th Street SOHI District, the “main street” and meeting place of Milwaukee’s Near West Side. This three story, 9,000 square foot building was originally constructed in 1916, and an addition to the east was added in 1962. Currently the building has not been occupied since 2005 and has been gutted in preparation for a complete renovation to include full exterior remodeling, complete interior renovation, replacement of all mechanical systems, and surface parking to the east and south. The building will be essentially new once its “gut rehab” has been completed. The first floor of The SoHi Building will be leased to retail establishments likely including a quality “sit down” restaurant/café/coffee shop and other quality tenants. The building’s second and third floors will be leased for office space and will be serviced by an elevator. The highly centralized SoHi Building will be a catalyst in revitalizing its corner and the SOHI District (North 27th Street) as well as the overall Near West Side of the City of Milwaukee.

Development Concept Summary

The SoHi Building’s development/operating plan is based on 20 years of experience in the redevelopment of Milwaukee’s Near West Side as well as extensive research/participation in neighborhood initiatives during recent years regarding key priorities, e.g. The Near West Side Comprehensive Plan and the SOHI Main Street District.

The SoHi Building will be transformed into an elegant and inviting establishment which is capable of attracting great tenants to the area in order to take advantage of this prime location. The currently complex and outdated site will be an unbelievable catalyst for the neighborhood, a meeting place, and indeed, A GREAT GOOD PLACE.
